Property Management Fees Gold Coast: What Landlords Should Compare
Compare property management fees on the Gold Coast, Form 6 disclosures, common fee categories, service scope and the questions landlords should ask.
Compare the total written cost and service scope, not just the management percentage. A Gold Coast rental-management proposal should explain the ongoing charge, separate fees, authorised expenses, GST treatment and exactly what work is included. Ask BWPG for a property-specific written proposal rather than relying on an advertised market average.

What should a property management quote include?
The Queensland Government says the residential agent appointment, Form 6, sets out the agent's services, charges, other costs incurred on your behalf and when payments are due. Obtain the completed proposal before deciding. See the Queensland Government's guidance on appointing a property agent.
- Ongoing management: the amount or percentage, what it applies to and what routine work it covers.
- Letting and marketing: tenant-placement work, advertising, photographs and any separately invoiced supplier costs.
- Event-based work: whether renewals, inspections, statements or dispute work attract separate charges.
- Repairs: the manager's expenditure authority, owner-approval process and any coordination charges.
- GST and payment timing: whether each amount includes GST and when it becomes payable.
- Ending the appointment: notice requirements, outstanding charges and the handover process.
These are comparison categories, not a statement that BWPG or every agency charges each item. The written appointment determines the agreed scope and fees.
Compare quotes using the same rental scenario
- Give every agency the same property address, type, tenancy status and expected rent assumptions.
- Request an itemised annual estimate using the same number of occupied weeks and expected letting or renewal events.
- List uncertain events separately rather than treating them as inevitable charges.
- Compare GST-inclusive totals, service inclusions and approval limits side by side.
Comparison formula: ongoing management charges + expected event fees + authorised advertising and supplier costs + applicable GST not already included.
A vacant period changes both the rent received and some possible fee calculations. Ask each agent to explain how its proposal works during vacancy. An annual estimate is a scenario, not a guarantee of rental income or total costs.
Questions worth asking before appointing an agent
- Who manages the property day to day, and who provides cover?
- How are tenant applications, arrears and repairs handled?
- What inspections and owner reports are included?
- Which expenses need prior approval, and what happens in an emergency?
- Are supplier benefits or referral arrangements disclosed?
- What work attracts an extra fee, and can I have the complete schedule?
The Queensland Government recommends checking the agent's licence and obtaining a list of services. It also advises owners to ask about maintenance, complaints and tenancy-ending procedures. A low headline percentage is not enough information to compare these responsibilities.
Changing from another property manager
Check the existing appointment before signing a replacement. Queensland guidance says a continuing appointment can be ended with at least 30 days' written notice, or a shorter period if both parties agree. Overlapping appointments can create double-commission or contractual liability. Read the Gold Coast property-manager switching checklist and obtain advice if dates or terms are disputed.
Property management fee questions
Does BWPG publish a fixed management percentage here?
No. Request a written, property-specific proposal from BWPG so the services, fees, expenses and GST treatment can be confirmed together.
Are advertising and inspections always included?
No universal inclusion should be assumed. Ask each agency to state the included work and any separate charges in its proposal and appointment.
Is the lowest percentage always the cheapest?
No. The calculation base, additional fees and service scope can differ. Compare the expected total for the same assumptions.
Request a Gold Coast rental-management proposal
Review BWPG's Gold Coast property management service, then request a rental appraisal and written fee proposal. Include the suburb, property type and whether it is already tenanted so the team can discuss the relevant service and handover requirements.
